Hulshof took the front facade and structure of these former premises of Kaufmann's leather tannery built in 1910 as the basis for a new complex of office space for Delfshaven local council below and 28 apartments above. Dwellings and offices assemble round a courtyard so that sufficient daylight enters the building. In the interior street, columns and timber beams from the original design mesh with a network of galleries, aerial walkways, stairs and lifts. The flat roof includes terraces serving the penthouses on the top floor.
