Here an assemblage of small office units sits on a ground-level layer of retail facilities. Squares have been hewn alternately from the front and back of the two office levels leaving cubes of 7.2 metres, the minimum permissible dimension of lettable office space. The offices are reached off a central corridor and four stair towers. Openings in the office facade look towards the 'backyards', so that the overall frontage beats out a rhythm of mute squares, each decked out with a smaller square in one upper corner for advertising. The facades have a cladding of weatherboarded timber.
