This transformation of a dockland area into a residential district is informed by the archipelago effect on site and the great scale of the remaining harbour buildings in the vicinity. KCAP's masterplan consists of a campus-like heterogeneous system of discrete volumes and intervening public spaces. The main access to the district is a broad quay tracing its circumference. Projected in the central zone are some 12 housing blocks, most of them medium-rise plus three tower blocks as vertical accents. Four architectural practices have been entrusted with developing these blocks in phases, though this is scarcely noticeable as dark brick has been used throughout. EGM's tower with its brick-clad facets is linked by way of the underground parking facility with Neutelings Riedijk's Humanitas old-age complex, a sculptural building with a swimming-pool as its basis.
